01 · The problem

Why property managers never get off the phone

A rent roll means maintenance calls, tenant questions, owner updates and applicants, day and night. Every tenant call feels urgent to the tenant.

The challenge

Urgent and routine repairs arrive the same way

Burst pipes and dripping taps both ring the same line, often after hours.

How Johnni fixes it

Johnni triages repairs using your state’s urgent repair rules, escalates what cannot wait and logs the rest for the morning.

The challenge

The after-hours line lands on someone’s personal phone

Somebody on the team ends up carrying it every night.

How Johnni fixes it

It answers every call 24/7, so only genuine emergencies ever reach a person.

The challenge

Every caller wants something different

Tenants, owners, applicants and trades all ring the same number.

How Johnni fixes it

It works out who is calling and handles each on your rules: viewings, owner messages, trade access and more.

The challenge

Details go missing between calls

A vague message means another call to find the address and the problem.

How Johnni fixes it

It gets the property address first, then the fault, access and safety details, and records it all in your portal.

The portfolio problem

Two hundred properties is a phone that never stops.

Tenants ring about maintenance, owners ring about statements, applicants ring about inspections, tradespeople ring about access. All of it lands on the same line, and most of it arrives while you are out doing routine inspections.

Then the after-hours calls start. A hot water system at 9pm is genuinely urgent. A dripping tap at 9pm is not, but the tenant does not know that, and neither does a message bank.

  • Answers the maintenance line around the clock
  • Gets the property address before anything else
  • Escalates urgent repairs on your after-hours rules
  • Logs routine maintenance for the next working day
  • Books inspections for applicants without a back and forth
02 · What Johnni does

  • Triages repairs as urgent or routine using your rules

03 · How it works

Address, fault, safety, then a decision.

Confirm the property first

A maintenance call without an address is useless, and it is the single most common thing lost on voicemail. Johnni reads the address back before it moves on.

Get the fault and whether anyone is at risk

What has happened, since when, whether water or gas is involved, whether the place is secure. Photos if the tenant has them.

Apply your urgent repair list

If it is on your state’s list, the after-hours contact is rung now and the tenant is told who is coming. If not, it is logged in full for the morning.

Land it where you work

The job, the property and the tenant details go into your system with a recording and a transcript in the portal, so nobody has to ring the tenant back to ask what they said.

Urgent or routine

It triages a repair the way the legislation does.

Every state defines urgent repairs slightly differently. Johnni is set up with the list you actually work to, not a generic one.

The call What Johnni does Where it goes
Burst pipe, gas smell, no hot water Confirms the address, checks anyone is safe, escalates immediately After-hours contact rung now
Blocked toilet in a one bathroom home Treated as urgent, because the Act says so Escalated, tenant texted
Dripping tap, sticking door, light fitting Takes the detail and photos if they have them Logged for the next working day
Lost key, noisy neighbour Points to the right channel, no trade dispatched Message with the property attached
Owner asking about a statement Takes the question and a callback time Message to their property manager
A worked call

No hot water, 10:11pm on a Sunday.

Inbound call, 10:11pm Sunday
Caller

Hi, our hot water has completely stopped and I have got two kids to bath in the morning.

Johnni

I can sort that out for you. What is the property address?

Caller

Unit 4, 22 Harrow Street, Coorparoo.

Johnni

Unit 4, 22 Harrow Street, Coorparoo. Is that right?

Caller

Yes.

Johnni

Is there any water leaking from the unit, or any gas smell?

Caller

No, it is just cold.

Johnni

Okay. No hot water is an urgent repair, so I am sending this straight to the after-hours plumber now. You will get a text in the next few minutes with their name and a rough arrival time. Is this the best number to text?

Caller

Yes, this one.

Address confirmed, fault captured, no safety risk, escalated under the urgent repairs list, tenant texted. The property manager reads it at 8am with nothing left to chase.

Everybody else who rings

Owners, applicants and trades are handled differently.

Owners

Recognised where possible, asked what it is about, and taken as a message to their property manager with the property attached. Owner complaints can be escalated if you want them to be.

Applicants

Which property, when they can inspect, and a booking straight into your diary with their contact details against the listing.

Tradespeople

Which job, the access arrangements and an ETA, noted against the property so the office is not the go-between.

04 · Integrations

Works with the systems your agency already uses

Google Calendar is included on every plan. CRMs like HubSpot and Salesforce, and property software with an API, connect as a custom integration.

There is no property management case study on the site yet. The closest is a busy service line that, like a rent roll, has to sort existing customers from new requests all day. A Melbourne IT support business forwards its business line through Johnni. It sorts existing customers from new requests and books the work using the business’s existing hand-off fields.

07 · Questions

Frequently asked questions

Does it know the difference between an urgent repair and a routine one?

Yes, and it uses your definition. Urgent repairs are set out in each state’s residential tenancies legislation and the lists differ, so Johnni is configured with the one you work to. Urgent calls are escalated to your after-hours contact immediately. Routine ones are logged in full and waiting for you in the morning.

Will it always get the property address?

It asks for it first and reads it back to the tenant before moving on. A maintenance request without an address is the most common thing a message bank loses.

Can it book inspections for applicants?

Yes. It reads your calendar, offers the times you are actually free for, and books the inspection with the applicant’s details against the property.

Can it replace my after-hours service?

For most agencies, yes, at a fraction of the cost. It answers every call rather than a sample, never puts a tenant on hold, and every call has a recording and a transcript in the portal.

Do owners get treated differently from tenants?

They can be. You decide who is escalated and who is taken as a message. Most agencies escalate urgent tenant repairs and owner complaints and let everything else land as a written message.

How much does it cost?

Plans start at $49 a month plus GST, or $44 a month paid annually, up to $899 for the highest call volumes. Every plan includes a set number of calls and minutes, then a per minute rate, with a 7 day free trial and no lock-in contract.
