AI receptionist for pest control: technician inspecting a timber door frame for termites with a torch and moisture meter
01 · The problem

Why pest controllers miss the busy season’s best jobs

Spring brings wasps, ants and termites all at once. The phone does not stop, and every caller has a different level of urgency.

The challenge

Urgent and routine calls look the same

A wasp nest by the back door and an annual termite inspection both ring the same number.

How Johnni fixes it

Johnni asks what the pest is and where, then books urgent jobs today and routine work in the right slot.

The challenge

Treatments need the right questions

Children, pets and property type change how and when you can treat.

How Johnni fixes it

It asks about children, pets, property size and access before booking.

The challenge

The bigger job hides in the first call

An ant call can be the start of a termite inspection.

How Johnni fixes it

It asks about the extra services you want offered, so one visit can become two.

The challenge

Seasonal peaks overwhelm the phone

Calls spike when the weather warms and you are already booked out.

How Johnni fixes it

It answers every call at once, all season, and books into the time you have.

Two kinds of call

Somebody being stung, or somebody being sensible.

Needs someone today

  • A wasp or bee nest near a door or a play area
  • Rats or mice inside a food business
  • A bed bug complaint at a motel
  • A snake sighting, referred to a catcher if you do not do them

Can be booked properly

  • An annual termite inspection
  • A general pest spray for a rental
  • An end of lease flea treatment
  • A pre-purchase timber pest report

The termite inspection you did not book in September is the one that rings you in March asking why the door frame is hollow.

Which is why Johnni asks about it on every ant call
02 · What Johnni does

An AI receptionist that books the right treatment

Johnni asks about the pest, the property and the people before it books.

See every feature Johnni has

  • Answers every call 24/7, all season
  • Sorts urgent jobs from inspections and annual services
  • Asks about children, pets and the property before booking
  • Books the right treatment in the right length slot
  • Handles rentals, body corporates and repeat customers on your rules
  • Rings customers due for their annual inspection on the Starter plan
03 · How it works

Pest, property, people, then a time.

What the pest is and where

Ants in the kitchen, termites in a fence post, cockroaches in a cafe, possums in the roof. Inside or outside, and how long it has been going on.

The property

House, unit, rental, commercial premises. A body corporate job and a family home are different bookings with different paperwork.

Who and what lives there

Children, pets, anyone pregnant or with allergies, fish tanks, chickens. The technician needs to know before choosing a treatment, and the customer needs to know what to do on the day.

The right slot

A general spray is an hour. A termite inspection on a big block is longer. A treatment is longer again. Johnni books from your service list so the day is not overrun by 10am.

A worked call

Ants first, then the real reason for the call.

Inbound call, 9:15am Saturday
Caller

Hi, we have got ants all through the kitchen and I am over it.

Johnni

We can fix that. Is it a house or a unit, and are you renting or is it your own place?

Caller

Our own house, in Kenmore.

Johnni

Great, that is in our area. Are there kids or pets at home, or anyone pregnant or with allergies we should plan around?

Caller

Two kids and a dog.

Johnni

Thanks, the technician will use a treatment that is fine around them and will tell you how long to keep them off the treated areas. While I have you, when was the last termite inspection on the house?

Caller

Honestly, I do not think we have ever had one. We have been there four years.

Johnni

It is worth doing at the same visit, it saves a second call-out fee. I can book a general pest treatment plus a termite inspection, which is about two hours. Tuesday at 8am or Wednesday at 1pm?

Caller

Wednesday at 1.

Johnni

Booked. You will get a text with the price for both and what to do before we arrive.

Pest, property type, ownership, suburb, kids and pets captured. Termite inspection added to the same visit. One booking, two services, no second call-out.
Everybody else

Rentals, body corporates and the annual reminders.

The caller What Johnni does What you get
Property manager with a work order Takes the order number, property and tenant contact A job with the paperwork attached
Tenant sent by the agent Confirms who is paying before it books No billing argument later
Customer due for their annual Books the renewal and confirms the price Repeat revenue kept
Commercial kitchen with an audit coming Flags urgency and books the earliest slot The account retained
Snake in the yard Gives the catcher you refer to, or books you if you do it The right outcome either way

There is no pest control case study on the site yet. The closest is a residential service business that books jobs straight from the call. 07 · Questions

Frequently asked questions

Will it ask about kids and pets?

Every time, before it books. Children, pets, pregnancy, allergies, fish tanks and chickens, so the technician can choose the treatment and the customer knows what to do on the day.

Can it upsell a termite inspection?

It asks when the last one was on every residential call and offers to add it to the same visit. That is usually the single most valuable question it asks.

Does it know which pests are urgent?

You set the rules. Most businesses treat wasps near people, rodents in food premises and bed bugs as same-day, and everything else as a normal booking.

Can it handle property manager work orders?

Yes. It takes the work order number, the property, the tenant’s contact and who is paying, so the job arrives with the paperwork already on it.

What about seasonal volume?

Johnni answers every call at once, so a spring morning with forty calls is handled the same as a quiet July afternoon. No hold queue, no voicemail.

How much does it cost?

Plans start at $49 a month plus GST, or $44 a month paid annually, up to $899 for the highest call volumes. Every plan includes a set number of calls and minutes, then a per minute rate, with a 7 day free trial and no lock-in contract.
